Docklands high-rises are new and modern buildings with great facilities like swimming pools, tennis courts, common barbeque areas, libraries and cinema rooms. All Docklands residential buildings are affected by several Owners Corporations. The number of Owners Corporations can be up to six in some buildings. When you purchase or sell you need to obtain an OC certificate for each Owners Corporation affecting the building. With each certificate costing $150-250 this can add up to over $1,000 to your bill.

These buildings were typically constructed during a period of rapid development in the early 2000s when regulations around cladding materials were less stringent. In response to the growing issue, the Victorian Government introduced the Cladding Safety Victoria initiative, which aims to support the remediation of buildings with combustible cladding. This initiative helped to identify and manage the replacement of cladding.
